Property Overview

The historic 1819 Red Brick Inn is located in a picturesque Valley nestled the heart of the finger lakes region. The area is best known for wine and its scenic beauty. Watkins Glen being a shining example. Recently numerous microbreweries and distilleries have turned the area into a tourist haven. We are minutes away from numerous wineries and within 20 minutes of Watkins Glen, Penn Yan and Hammondsport. The Inn sits on 8 acres in a rural setting off a well-maintained state route. There is ample offstreet parking for guests.

Property Description

The original 2-story brick home built in 1819 is the guest area. That includes 5 guest rooms with full bathroom ensuite, living room, formal dining room, additional half bath in common area and an extra room currently used as storage. The common area is provided with a full size fridge/freezer for guests along with a working propane fireplace. One guest room features a working fireplace. Innkeeper area is in a 1850's addition with private entrance, propane fireplace, and deck. Most of the Inn has been renovated to be efficient and convenient yet maintain it's historic charm.

Business Description

The Inn is being sold as a turnkey business including current and future reservations, most furnishings in the guest area except for a few personal items, the LLC, the website, domain names, and access to our current web based reservation software and online reservation system (with previous guest info from the last eight years). To insure a smooth transition to the new owners, we will share the knowledge we have gained in our many years of B&B ownership. Running the B&B has been a labor of love and we want to see it continue and thrive. Approximately 40% occupancy in season.

Reason for Selling

After 17 years it's time to downsize and enjoy our beautiful region.
