We are located in a small, non-tourist, town so we don't attract the number of vacationers to sustain a full-time operation plus we close summers to go to TN for 5 months. If you're looking for that full time B&B this wouldn't be for you, but the price reflects that. We are located very close to I-75 in southern GA, and we have a Perfect 5-star rating on Trip Advisor with nearly 100 reviews to our credit so there is a good foundation to build on. The potential is definitely there to grow this into much more for someone interested in operating their own B&B.
The Jewell of Vienna was built in 1895. It features 6 bedrooms, 3 upstairs and 3 downstairs, 4 - full baths and 2 - 1/2 baths. A living room, parlor, kitchen, foyer, very large hall, grand staircase and a wraparound porch. Since we purchased the house, it has been completely remodeled from top to bottom. There is also small 2/1 rental house also located on the property (so 2 separate houses total) which has also been totally remodeled. A fenced in back yard with a Koi Pond and lots of mature trees are also a part of the property which is located on a corner lot just 2 blocks from the center of town. We are only about 1.5 miles from I-75.
About the Owner's Quarters
This is the original kitchen for the main house from 1895 that was turned into a rental cottage some time ago. It is a 2/1 and is approximately 600 square feet with a small 10x12 2nd BR located up a small, small staircase....

We always wanted to operate a B&B so we opened "The Jewell of Vienna" about 6 years ago. We had no idea we would generate the amount of business we've encountered because we're not located in what you would call a tourist location, but... We're only a couple of minutes from I-75 so we generate a lot of guests traveling to and from Florida. We probably average around 5 - 10 bookings per week. We spend the summers in the mountains, so the B&B is only open about 7 months. We have accumulated a Perfect 5-star rating on Trip Advisor. Every one of our nearly 100 reviews on there are 5 Stars! We don't really promote the business at all because we have more than we really want as is so who knows what the potential really is. For someone like us who's always wanted a B&B but not the responsibility of operating one full time this would be prefect for you. But the foundation has been laid, and the potential is there for a Full Time one as well. 90% of the furniture, most of which are antiques, stays with the house. It is almost a turnkey B&B; we have taken a few items to use in our new home. We've just had our fun, and our health is failing so now it's time to retire for good.
