Bear Creek Farm Bed and Breakfast has four rooms each decorated uniquely and with queen or king beds with private baths. (The video shows a Cub's Room, which we no longer have, and does not show the Bear's Den Suite which we opened in 2020.) Common guest areas include a formal dining room and sitting room along with the wrap around porch and the beautiful grounds. We are located in Ashtabula County, Ohio on the Ashtabula County Covered Bridge Trail, Ohio Wines and Vines Trail, The Barn Quilt Trail, six miles from Lake Erie and beautiful beaches, with Presque Isle and Pymatuning State Parks with in a half hour. Cleveland is 65 miles to the west and Erie, PA is 35 miles to our east. Our area is world renown for steelhead fishing on our creeks.Most importantly, we are surrounded by beautiful rolling Ohio Woodland here on our own property and Bear Creek, one of the areas cleanest creeks, flows though. We have hiking trails and a 3/4 acre fishing pond on the premises and have operated a Maple Syrup Sugar Bush for years. There are two outbuildings on the property, one a 40' x 65' barn for equipment storage and a Sugar House. The house is 1/3 mile off the road down a winding lane surrounded by beautiful trees. Bear Creek Farm Bed and Breakfast has been operating as a B&B for 10 years. We had record years in 2020 -2022 as people were trying to get out on vacation but in a rural location and not around many people. Our rooms are priced from $175 to $205/night. We have been busy on weekends from May through October each year with less traffic during the winter. We have purposefully kept our business at the break even level as we both have other sources of income and do not want to be too busy to do an excellent job. If we would do some changes we could make much more. If we took pets, children, allowed smoking outside, stayed open during the week more frequently, did events and especially weddings, we would do much better. Our only marketing efforts have been our website and google. Maple syrup equipment, outdoor wood stove are negotiable.
We are at a point in our lives when we want to be much more involved in ministry and family and community. We have enjoyed the B&B immensely as we are both people persons and we love living here in this healthy environment. We thought it would be best to sell while the B&B is in tip top shape!
The asking price for the real estate is $725,000 and includes the furnishings in three of the Guest Rooms and the common B&B areas. If the buyer wants to buy the business we would negotiate separately. There is a Guest Cottage we have used for short term rentals adjacent to the B&B with 8 acres that the buyer of the B&B could also purchase if interested.
