The Northampton Hotel was fully renovated between 2015-2018 after being vacant for over 40 years. It is handicapped accessible, fully sprinklered, and automated. Its double decked porches offer stunning water and sunset views. All 5 guest rooms are on the second floor and all have balcony access. The public space on the ground floor contains the commercial kitchen, cafe, entry lobby, 2 well appointed sitting rooms, and public restrooms. There are 6 parking spaces, including the handicapped accessible space, in the rear off the alley and ample street parking in front. The backyard offers shady seating for large gatherings.

The Northampton Hotel has been operating since the spring of 2018, with a season off for 2020. We are fortunate to be located in a popular summer tourist town with only one other 23-room hotel and 2 4-bedroom B&Bs in town proper. There are many short term rentals. Our population swells from around 800/1000 permanent residents to over 3,000 in the summer. Our occupancy rates: 2023-70.49%; 2024-67.18%; and 2025 to Date-73.19%. Vacancies occur midweek off season. We do not market the location other than the website. Opportunity to grow.
There are 3 other breakfast/coffee shops, a handful of lunch places, and about the same number of dinner restaurants in town. Our cafe is open Tuesday-Sunday/8am-2pm serving brunch. Occasionally, we do private events in the range of 15-40 people. There is great potential on the restaurant side. Or the downstairs area dedicated to the cafe could be converted to additional rooms.
Currently operate as hotel with live-in manager. Could be run as a B&B if owner wanted to live-in.
